summary: Wortschatz — German rental life: reading and writing Wohnungsanzeigen (Miete, Nebenkosten, Kaution, Ausstattung, Grundriss, möbliert, Einbauküche, Keller), the four-verb ziehen family (ziehen / einziehen / ausziehen / umziehen), the Mieter ↔ Vermieter role pair flipped by ver-, the colloquial put-down Kabuff, and the Redewendung mit der Tür ins Haus fallen.
Lernziele
- Ich kann den Wortschatz zum Thema Wohnen sicher anwenden.
- Ich kann über die Wohnungssuche erzählen.
Wohnungsinserat 1 — 3-Raum-Wohnung im Zentrum
The first ad in the lesson is a full A2-readable rental listing. Read it as the template for everything that follows:
3-Raum-Wohnung im Zentrum
980 € / Monat — 80 m² — zur Miete
Wunderschöne 3-Raum-Wohnung mit Garten im Zentrum zu vermieten. Ideal für Paare oder Familie mit Kind. 980 € kalt plus 260 € Nebenkosten. Ziehen Sie jetzt ein!
Ausstattung:
- 3 Zimmer
- Einbauküche
- Badezimmer mit Wanne
- großer Garten
- Keller
What the ad teaches about reading German rental ads
| Element | Reading |
|---|---|
| 3-Raum-Wohnung | A 3-room flat. Raum is interchangeable with Zimmer in flat-size labels (common in eastern Germany and in formal ads). The room count typically excludes kitchen and bathroom. |
| zur Miete / zu vermieten | "For rent." zur Miete is the noun phrase, zu vermieten is the verbal form. Both flag a rental (vs. zum Verkauf = for sale). |
| 980 € kalt | "980 € cold" — short for Kaltmiete (rent only, no utilities). kalt used adverbially. |
| plus 260 € Nebenkosten | The utilities on top. The real monthly cost (Warmmiete) is 980 + 260 = 1.240 €. |
| Ausstattung: | A bulleted list of features (rooms, kitchen, bathroom, garden, cellar, balcony, garage). Always read this — it tells you what the headline price actually buys. |
| Ziehen Sie jetzt ein! | A pitch using the Sie-Imperativ of the separable einziehen — "Move in now!" Note the prefix at the sentence end (Ziehen Sie ein). |
Vocabulary 1 — Die Wohnungssuche & das Inserat
The reading/searching stage:
| Deutsch | Plural | Type | English | Example (from lesson) |
|---|---|---|---|---|
| die Wohnungssuche | -n | noun (f.) | flat search | Gerd ist auf Wohnungssuche. Er sucht meistens online. |
| der Keller | - | noun (m.) | cellar, basement | Der Keller ist im Untergeschoss. Dort ist es meistens dunkel. |
| möbliert | — | adjective | furnished | Toll, hier sind schon Möbel drin. Das Zimmer ist möbliert. |
Supporting nouns from the ads
| Deutsch | Plural | Type | English | Where it appears |
|---|---|---|---|---|
| der Raum | ¨e | noun (m.) | room (alternate to Zimmer in flat sizes) | 3-Raum-Wohnung im Zentrum |
| die Wanne | -n | noun (f.) | (bath)tub | Badezimmer mit Wanne |
| das Untergeschoss | -e | noun (n.) | basement, lower floor | Der Keller ist im Untergeschoss. |
| der Balkon | -e/-s | noun (m.) | balcony | Du bietest: 3 Zimmer, möbliert, Einbauküche, Balkon … |
| die Garage | -n | noun (f.) | garage | Es gibt eine große Garage und einen schönen Garten. |
| drin | adv. (colloq.) | inside (= darin) | Hier sind schon Möbel drin. |
Vocabulary 2 — Die Kosten: Miete, Nebenkosten, Kaution
The lesson teaches each as a single flashcard. The three together define the German rental price stack:
| Deutsch | Plural | Type | English | Example (from lesson) |
|---|---|---|---|---|
How a German rental price actually breaks down
The lesson uses kalt as the shorthand marker:
| Term | What it covers |
|---|---|
| die Kaltmiete (or just kalt) | Rent only, no utilities. The headline number in most ads. 980 € kalt. |
| die Nebenkosten (Pl.) | Utilities on top. The lesson's own definition: Strom, Wasser, Gas und Internet. Real-world ads often also include heating and building maintenance. |
| die Warmmiete | The full monthly out-of-pocket = Kaltmiete + Nebenkosten. 980 + 260 = 1.240 € Warmmiete. |
| die Kaution | One-time deposit, typically 2–3 months' Kaltmiete, returned at move-out minus damages. 900 € on a flat with €450 Kaltmiete = exactly two months. |
Reading tip: when an ad says "X € kalt plus Y € Nebenkosten," the real monthly cost is X + Y. The headline kalt number is misleadingly low — always add the NK.
Vocabulary 3 — Die ziehen-Familie
The grammatical centrepiece: one base verb, four prefixes, four scenes. All four are strong (irregular Partizip II gezogen); the three prefixed forms are separable; *all four take sein in the Perfekt* (motion / change of location).
| Deutsch | Type | English | Example (from lesson) |
|---|---|---|---|
| ziehen (zog, ist gezogen) | v. (irreg.) | to move (with directional prep.) | Sie ziehen von Berlin nach München. |
| einziehen (zog ein, ist eingezogen) — in + Akk. | v.sep. (irreg.) | to move in (arrive at new home) | Familie Klümper zieht in das neue Haus ein. |
| ausziehen (zog aus, ist ausgezogen) — aus + Dat. | v.sep. (irreg.) | to move out; also: to undress | Die Kisten sind gepackt, ich kann ausziehen. |
| umziehen (zog um, ist umgezogen) | v.sep. (irreg.) | to relocate (the umbrella verb); also: to change clothes | Paul und Vera ziehen nächste Woche um. |
How to pick the right verb
| Verb | Frame | Mental picture |
|---|---|---|
| ziehen von … nach … | source + destination | The journey A → B, used when both ends matter. |
| einziehen in + Akk. | arrival at a new home | Entering and settling. Wann ziehst du ein? |
| ausziehen aus + Dat. | leaving an old home | Clearing out. Am Samstag muss Selma aus ihrer alten Wohnung ausziehen. |
| umziehen | the whole relocation, no specific origin/destination | The event itself. Wir ziehen um. |
The Selma cloze — all four verbs in one paragraph
The lesson's cloze drills the contrast in sequence:
Selma hat einen neuen Job in Potsdam. Sie muss jetzt von Leipzig nach Potsdam ziehen. Also sucht Selma im Internet nach Anzeigen für neue Wohnungen. Sie ist auf Wohnungssuche. Sie möchte keine Wohnung kaufen, sondern mieten. Am Samstag muss Selma aus ihrer alten Wohnung ausziehen. Danach kann sie in die neue Wohnung in Potsdam einziehen.
The pattern in three steps: ziehen for the journey (von … nach …), ausziehen for leaving, einziehen for arriving. The cloze is the lesson's own answer to "which verb where."
False-friend warning — outside the housing context
Both ausziehen and umziehen have a second meaning unrelated to homes:
| Verb | Housing reading | Clothing reading |
|---|---|---|
| (sich) ausziehen | Ich ziehe aus (no object) — I'm moving out | Ich ziehe die Jacke aus (+ Akk.) — I'm taking off the jacket |
| (sich) umziehen | Wir ziehen um (no reflexive) — we're moving | Ich ziehe mich um (reflexive) — I'm changing clothes |
The object disambiguates ausziehen; the reflexive pronoun disambiguates umziehen.
Vocabulary 4 — Mieter ↔ Vermieter, mieten ↔ vermieten
The two sides of the contract, separated by a single prefix:
| Deutsch | Plural | Type | English | Example (from lesson) |
|---|---|---|---|---|
| mieten | — | verb (weak, trans.) | to rent (as tenant) | Johannes und Marie mieten die Wohnung. |
| vermieten | — | verb (weak, trans.) | to rent out (as landlord) | Wunderschöne Wohnung … zu vermieten. |
| der Mieter / die Mieterin | - / -nen | noun (m./f.) | tenant | Sie mieten die Wohnung. Sie sind die Mieter. |
| der Vermieter / die Vermieterin | - / -nen | noun (m./f.) | landlord, landlady | Ihr gehört die Wohnung. Sie ist die Vermieterin. |
| einrichten | — | v.sep. (weak) | to furnish (set up with furniture) | Frieda muss die Wohnung mit neuen Möbeln einrichten. |
The ver- role-flip
The prefix ver- flips the direction of the action — same logic as kaufen ↔ verkaufen, leihen ↔ verleihen:
| Pair | Direction |
|---|---|
| mieten ↔ vermieten | take a flat ↔ give a flat |
| der Mieter ↔ der Vermieter | the one who takes ↔ the one who gives |
Both verbs are weak (regular Partizip II: gemietet, vermietet). Both take haben in the Perfekt — they describe a transfer of use, not motion.
Maria Pauly ruft den Vermieter an — the lesson's dialogue
A reconstructed phone call between a prospective tenant and the landlord. The lesson presents it as a fill-in-the-blank; the completed text reads:
Maria Pauly: Guten Tag! Ich bin Maria Pauly und ich interessiere mich für die Wohnung. Ab wann kann man sie mieten ?
Herr Fuchs: Guten Tag, Frau Pauly!
What the dialogue teaches
- Ich interessiere mich für die Wohnung. — the canonical opener for a rental enquiry (sich interessieren für + Akk., drilled in Verben mit Präpositionalobjekten)
- Ab wann kann man sie mieten? — ab + Dat. for "from when on" (drilled in Präpositionen mit Akk. und Dat.)
- Die Wohnung gehört mir. — gehören + Dat. — the standard ownership construction (the owner is the dative object: mir, dir, Herrn Fuchs)
- Ihr gehört die Wohnung. — same structure with fronted dative pronoun: "To her belongs the flat" = "She owns it."
Reading — Familie Millers neues Haus
The lesson's main reading text. Familie Miller upgrades from a flat to a house:
Familie Miller hat ein neues Haus gefunden. Aber Herr Miller möchte das Haus nicht kaufen. Er möchte es mieten.
Das Haus ist sehr groß. Es hat fünf Zimmer, drei Badezimmer und eine große Küche mit einer Einbauküche. Es gibt keinen Keller. Aber es gibt eine große Garage und einen schönen Garten.
Vorher hatte Familie Miller nur eine kleine Wohnung. Jetzt braucht Familie Miller neue Möbel für das Haus.
True / false corrections (the lesson's exercise)
| Lesson statement | Verdict | Correction |
|---|---|---|
| Familie Miller kauft ein neues Haus. | falsch | Familie Miller möchte das Haus mieten, nicht kaufen. |
| Das Haus hat fünf Zimmer. | richtig | — |
| Es gibt eine Garage, einen Garten und einen Keller. | falsch | Es gibt keinen Keller. |
| Das Haus ist schon möbliert. | falsch | Familie Miller braucht neue Möbel für das Haus. |
| Das Haus hat eine Einbauküche. | richtig | — |
Wohnungsinserat 2 — the lesson's worked example
A second ad that exercises every lesson word — read it as a self-test:
Möchten Sie aus Ihrer alten Wohnung ausziehen? Möchten Sie eine neue Wohnung mieten? Hier sind Sie richtig!
Diese Wohnung hat zwei Zimmer, eine Einbauküche und ein großes Badezimmer. Es gibt auch einen Keller und einen schönen Garten.
Die Wohnung ist möbliert. Wir haben sie mit sehr modernen Möbeln eingerichtet.
Die Miete kostet 865 € im Monat. Dazu kommen 170 € Nebenkosten. Es gibt keine Kaution!
Sie können sofort einziehen!
Total monthly cost: 865 + 170 = 1.035 €. No deposit (Es gibt keine Kaution!) is unusual — a real ad would flag this as a major selling point.
Note the *Perfekt of einrichten** — weak, separable, with haben: Wir haben die Wohnung eingerichtet. Separable verbs split the ge- of Partizip II between prefix and stem: ein-ge-richtet*.
So sagt man das! — das Kabuff
A colloquial idiom-word the lesson highlights:
— Wie war die WG-Besichtigung gestern?
— Schrecklich! Das Zimmer war ein kleines Kabuff ohne Fenster.
| Wort | Bedeutung |
|---|---|
| das Kabuff, -s (n., colloq.) | A small, dark, unattractive room — usually a put-down. A Kabuff is the windowless storage room a slumlord tries to rent you as a bedroom. Never used in ads, common in conversation. |
| die WG, -s (= die Wohngemeinschaft, -en) | Shared flat (multiple unrelated people sharing rent and common areas). |
| die Besichtigung, -en | Viewing, inspection (of a flat, a house, a museum, …). |
| die WG-Besichtigung, -en | The trial visit to a shared flat where the existing flatmates evaluate prospective new ones. |
WG-life is a German urban staple — most students and many young workers live in a WG before getting their own flat. The WG-Besichtigung is the formal viewing where the existing flatmates evaluate you (and you evaluate the Kabuff they're offering).
Speaking — über deinen Umzug sprechen
The lesson's Sprechen prompts. Sample answers:
| Question (from the lesson) | Possible answer |
|---|---|
| Wann ziehst du aus der alten Wohnung aus? | Ich ziehe Ende Juli aus. |
| Ist die neue Wohnung möbliert? Welche Möbel hat sie? | Nein, sie ist nicht möbliert. Ich muss sie noch einrichten. |
| Wann ziehst du in die neue Wohnung ein? | Am 1. August ziehe ich ein. |
| Wirst du die neue Wohnung kaufen? | Nein, ich miete sie nur — die Kaution war schon teuer genug. |
Roleplay — Mieterin ↔ Vermieterin am Telefon
The lesson's roleplay openers:
Mieterin: Hallo, hier spricht … Ich habe Ihre Anzeige in der Zeitung gesehen.
Vermieterin: Hallo … Ich bin … Was kann ich für Sie tun?
The roles:
| Rolle A — Mieterin | Rolle B — Vermieterin |
|---|---|
| You're looking for a flat | You're renting out a flat |
| Want: Einbauküche, Keller, möbliert, 2 Zimmer | Offer: 3 Zimmer, möbliert, Einbauküche, Balkon |
| Budget: < 900 € warm (Miete + Nebenkosten) | Price: 800 € Miete + 140 € Nebenkosten = 940 € warm |
The Vermieterin's flat is 40 € over budget and has the wrong room count (3 instead of 2) but adds a Balkon. A good roleplay negotiates around these gaps.
Redewendung — mit der Tür ins Haus fallen
mit der Tür ins Haus fallen — (lit. to fall into the house with the door) to blurt out what you want without small talk; to dive straight into a request without pleasantries.
— Kannst du mir dein Auto morgen leihen?
— Wow, du fällst direkt mit der Tür ins Haus, sag doch erst einmal Hallo.
The image: barging in so abruptly that you knock the door down with you. Cultural context — German small-talk norms are lighter than English ones, but a Hallo and a Wie geht's? still precede a request. Skipping them is mit der Tür ins Haus fallen.
Noun ↔ Verb pairs (for Anki)
| Noun | Verb | Note |
|---|---|---|
| der Umzug | umziehen | event ↔ action |
| die Miete | mieten / vermieten | tenant verb / landlord verb (the ver- flip) |
| der Mieter / die Vermieterin | mieten / vermieten | same flip on the role |
| die Ausstattung | ausstatten | "to equip" — Ausstattung is the result |
| die Einrichtung | einrichten | furnishing (the noun) — different from Ausstattung (built-in fittings) |
| die Anzeige | anzeigen | Anzeige is the everyday rental-ad noun; anzeigen is the verb sense |
| die Wohnungssuche | suchen | compound Wohnung- + Suche |
| die Besichtigung | besichtigen | viewing / to view, to inspect |
Word-formation — Wohnung- compounds with Fugen-s
The lesson layers compounds on the A1-introduced die Wohnung:
| Compound | Components | Connecting -s- | Gender from last element |
|---|---|---|---|
| die Wohnungssuche | Wohnung + Suche | Wohnungssuche | die Suche → die Wohnungssuche |
| das Wohnungsinserat | Wohnung + Inserat | Wohnungsinserat | das Inserat → das Wohnungsinserat |
| die Wohnungsanzeige | Wohnung + Anzeige | Wohnungsanzeige | die Anzeige → die Wohnungsanzeige |
The Fugen-s (joining -s-) smooths the compound. Gender of the compound = gender of the last element, regardless of die Wohnung's own.
Lexical distinctions (collected)
| Pair | Distinction |
|---|---|
| die Anzeige vs. das Wohnungsinserat | Anzeige = everyday word, online/classifieds; Inserat = formal, print/newspaper register |
| das Zimmer vs. der Raum | both = "room"; Zimmer is the default; Raum is the alternate used in flat-size labels (3-Raum-Wohnung), more common in eastern Germany |
| kalt vs. warm (in rental ads) | 980 € kalt = rent only; Warmmiete = rent + Nebenkosten = real monthly cost |
| die Miete vs. die Kaution | Miete is recurring monthly; Kaution is the one-time deposit (typically 2–3 months' Kaltmiete) returned at move-out |
| ziehen vs. einziehen vs. ausziehen vs. umziehen | path (von … nach …) vs. arrival vs. departure vs. the umbrella event |
| ausziehen (housing) vs. ausziehen (clothing) | bare = move out; + Akk. object = take off (clothing) |
| umziehen (housing) vs. sich umziehen (clothing) | bare = relocate; reflexive = change clothes |
| mieten vs. vermieten | tenant's verb vs. landlord's verb (ver- flips direction) |
| der Mieter vs. der Vermieter | same flip on the person |
| einrichten vs. möbliert | einrichten = act of furnishing (verb); möbliert = state of being furnished (adj.) |
| die Ausstattung vs. die Einrichtung | Ausstattung = built-in fittings the flat ships with (Einbauküche, Keller, Balkon, Garage); Einrichtung = the furniture you put in |
| die WG-Besichtigung vs. die Wohnungsbesichtigung | WG-Besichtigung = trial visit to a shared flat; Wohnungsbesichtigung = ordinary flat viewing with the landlord |
| das Kabuff (colloq.) vs. das Zimmer | Kabuff = pejorative label for a bad small room — never used in ads, common in conversation |
